What is a Motorised Valve and What Does It Do?

A motorised valve is an electrically operated valve that controls where hot water flows in your heating system. It works together with your programmer and thermostats to direct heat to the right place at the right time when each zone calls for heat.

When your thermostat calls for heat, the motorised valve opens, allowing hot water from the boiler to flow into that specific circuit. When the demand is satisfied, the valve closes again.

Faulty Thermostat or Motorised Valve?

Many homeowners assume a faulty thermostat is to blame, when in reality, the problem often lies with the motorised valve.

When the thermostat calls for heat but the zone does not warm up, the underlying cause is usually that the motorised valve actuator is not opening to allow hot water flow. This applies to both heating and hot water zones:

  • Heating zones: The thermostat sends the demand signal, but the valve fails to open, so the radiators remain cold.
  • Hot water cylinder: The cylinder thermostat calls for heat, but the motorised valve does not open, preventing the boiler from sending hot water to the cylinder coil.

Hot Water and Radiators are both running simultaneously

If your hot water and radiators come on together when you ONLY want one or the other, the issue typically lies with the 3-port motorised valve.

When this valve fails, you lose independent control of heating and hot water — for example, hot water may only come on when the radiators are running, or vice versa.

How many motorised valves should I have and what does each one control?

In a typical heating system, motorised valves are used to control the flow of hot water to different zones or “appliances”. For example:

  • Radiators – one motorised valve controls the central heating circuit.
  • Underfloor heating – one motorised valve controls the underfloor heating circuit.
  • Hot water cylinder – one motorised valve controls hot water demand.

If your property is divided into multiple heating zones (e.g. upstairs and downstairs, each with its own thermostat), you will require one motorised valve per zone. Larger homes often have several.
Example: A system with 3 radiator zones (ground, first, and second floor), 2 underfloor heating zones, and 1 hot water cylinder would require 6 motorised valves in total.

How long should a motorised valve last?

Motorised valves are external system components and generally do not last as long as a boiler, hot water cylinder or underfloor heating manifold.

  • Honeywell motorised valve is supplied with a 1-year manufacturer’s warranty.
  • In practice, lifespan averages around 5 years, depending on type and usage.
  • 3-port mid-position valves (Y-Plan systems) experience more wear, as this controls BOTH heating and hot water demands with a SINGLE valve, therefore is doing double the amount of work.
  • By contrast, S-Plan systems use two separate 2-port valves, meaning the workload is shared by 50% and therefore each valve will typically last longer.
  • The more motorised valves installed, the lower the demand on each individual valve, which can improve overall longevity.

They act as the traffic controller of the entire heating system, ensuring that heat is directed only where it is needed every time each zone calls for heat multiple times a day— whether that’s the radiators, underfloor heating, or hot water cylinder or multiple heating zones.
